One of the coolest things about owning a house on the river is that you can rent it out during the warm season for extra income. People love to vacation near the water, so you have a perfect way to make a bit of money that will help you pay the property taxes or just help get some extra cash in your pocket. However, just because your cottage is on the river doesn’t mean you shouldn’t try and improve its rental appeal. Here are three ways you can do that.

Landscape the River Entryway Area

Many people who are looking to rent a place near the river for their vacation will want to use the river. They might want to swim, use a kayak, or even go tubing. In order for them to do that, they will have to be able to safely get into the river. So if your riverbank is overgrown with shrubs or has large rocks that pose a safety risk, it’s wise to get this taken care of. If this is just an issue of weed whacking and moving some old, dead tree limbs, then you can do this yourself. If, however, there are some serious issues such as large stones blocking the waterway, or uneven ground, you might want to hire a contractor who will come in and clear the rocks and grade the soil. This is an expense, but you will attract more renters if they see a photo of a clear, easy to access river.

Have Stuff They Can Use on the River

While some people might only want to sit on the lawn and look out at the river, others will want to get out on the river and enjoy it. You don’t have to get a whole array of watercraft, but a few things are nice to have on hand. It’s not convenient for renters to bring their own boats, plus many potential renters might not even own a boat. So you should have a kayak or canoe on your property that they can use. Have a Dock Built

Perhaps the best way to increase the attractiveness of your rental property is to have a dock built. This will allow people to have easier access to the river. Some folks might want to fish off the dock while others will appreciate the ease of getting into a canoe or kayak from the dock as opposed to trying to launch from land. The dock will also allow renters to walk out and jump into the deep section of the water. So if people are squeamish about walking into the water through the mud and weeds that might be close to shore, this is perfect.
